Peart Hannon Offices, now T/A I4DM

The Peart Hannon Group (now trading as I4DM) is an information management company that had expanded its business.  The company, led by Mike Peart and Ben Hannon, saw exponential growth which resulted in additional employees, and consequently less room within their original offices.  As a result, the owners decided to purchase an office condo in the Clover Leaf Business Center in Millersville, Maryland.

The single-story office was originally the home of a childcare center, filled with kiddie rooms and toilets. The project required involved the entire retrofit of the existing 10,000 SF space.  The mechanical and electrical systems were old, but useable, as determined by the M/E designers.

The client set very high goals and standards of design, however, they had to meet a budget as well.  This resulting arrangement involved the Owner and Contractor looking at various ways to produce a quality product while cutting budget costs.  The biggest part involved an add-alternate to replace the existing mechanical units. As it turned out, not only were the units damaged beyond repair, but also the ductwork had never been fitted with filters. Considering the high tech computers used in the client's business, the ductwork was determined unusable.  North Point Builders worked with the mechanical subcontractor to develop a complete new design, installed to fit their budget.  The new system has provided true benefits to the owner.  Finishes were selected by the owner; many selected with cost factoring a part of the decision-making process.
